Austria: Country of a Thousand Faces

© 2003, IRED.Com, Inc., Simeon Mitropolitski

Austria is one of those countries where foreigners can feel good all year long. Not because the weather is the same in January as well as in July; on the contrary, the climate has sharply distinctive seasons. What makes Austria so special is that in any season the country has something to offer for the rich as well as for the budget travelers. Depending on the exact timing of your arrival, it will look very different. It's indeed a country with thousand faces, ready to satisfy even the most experienced visitors.

The history of Austria is so rich as is rich the nature of this small but beautiful country. Once land of one of the most fearful empires in Europe, today the country is one of the smallest in EU. Yet its magnetism is disproportionately higher than its small territory could suggest. Austria has become home for many wealthy persons from around the world looking for tranquility and for beautiful sightseeing.

So many foreigners wish to settle down in particular mountain areas of Austria that the local government had to put some restrictions on foreign ownership. Many believe that becoming EU member will forced Austrai to change its legislation but so far some restrictions remain and given the public opinion they will stay for some time ahead.

The properties in Austria and especially the luxury mountain properties aren't for everyone, so the country has become a particular point of interest for the new rich from the former communist block and especially from the former Soviet Union. For these folks the first concern isn't to pay less but to put the money in a secure place and at the same time to enjoy the beautiful landscape.

For all the others who don't count their extra money by millions or tens of millions, prices in Austria may appear somehow spicy compared to some neighboring countries. The average detached house is valued at almost $400,000; at the same time the smallest studios can't be found easy for less than $100,000. The strong Euro these days is also a factor that could deter the investors with American dollars. A total of 8-9% fees should be added to the final price, including the property transfer tax, notary fees, ownership registration and the stamp duty. The land registry fees are approximately $500.

For investors Austria may seem expensive but for tourists the country offers, in any season, many budget possibilities. Even in bad weather the visitors will enjoy seeing Vienna, Salzburg and many other medieval castles and renaissance cities.
